Leading Goodyear AZ Realtors Share Home Pricing Tips When Selling By Owner

Moving a home property can be a daunting task for the uninitiated. Many factors can figure into the pricing of a home. Price too low and lose money; price too high and the property will never sell. The golden mean of the two can be a difficult spot to discover.

Fortunately, Goodyear, Arizona real estate agents Matt and Shalin Caren have taken the process of pricing a home and made it simple and easy to do. As a start, the team wants to give homeowners a look at what is not necessary to consider when putting a home on the market.

PRICING

What was paid for the home is irrelevant when pricing for a new market. Markets change with the times as new construction goes up, schools are built and shopping becomes more and more convenient. These are all factors that can go into the final price of a home and should be carefully considered when pricing.

“What a home sold for ten years ago, ten months ago or ten days ago will have very little impact on a home’s current value when it comes time to put it on the market,” said Matt Caren of Realty ONE Group, a Goodyear Realtors group.

MORTGAGE

The price owed on the mortgage of the home is a second factor that should not be considered when pricing the home. Any mortgages and liens held will be paid off at the sale of the home anyways.

“We have seen homes with two years left on a mortgage, and homes with 20 plus years left on a mortgage. Neither had the least impact when the ink dried on the contract,” said Shalin Caren, one of the best real estate agents in Goodyear.

Those who are not 100 percent comfortable when pricing a home should certainly consider the services of a professional Realtor. The Caren Team is always willing to help. Visit www.thecarenteam.com to see how they can help move a home.
